1. Agreement to these terms
By accessing or using Parsell ("the Service"), you agree to be bound by these Terms of Service ("Terms"). If you do not agree, do not use the Service.
These Terms apply to all users, including visitors, registered users, and subscribers.
2. What Parsell is — and is not
Parsell is an automated property research and due-diligence tool. It puts county tax sale listings (tax deed auctions, tax lien auctions and over-the-counter land and liens) on a map and aggregates publicly available data about parcels, auctions, and property records to help users evaluate land before bidding.
Parsell is not:
- A title insurance company or agent
- A licensed real estate broker or agent
- A law firm or provider of legal advice
- A licensed escrow company
- A lender, mortgage broker, or loan originator
- An intermediary in any property transaction
Parsell does not:
- Sell, list, or auction any property
- Make lending or credit decisions
- Guarantee the accuracy or completeness of any report
- Guarantee that any parcel is free of liens, encumbrances, or title defects
- Replace a professional title search, attorney review, or licensed appraisal
All reports, estimates, max bids, AI answers, and analyses produced by Parsell are automated research tools intended to assist your own due diligence. They are not title insurance commitments, legal opinions, appraisals, or financial advice. You are solely responsible for verifying findings and for any decisions you make based on them.
3. Eligibility
You must be at least 18 years old to use Parsell. By using the Service, you represent that you are at least 18 years old and have the legal capacity to enter into a binding agreement.
4. Account registration
The map and most features require a free account. You agree to:
- Provide accurate and complete information, including a valid phone number for verification
- Maintain one account per person — multiple accounts to circumvent usage limits are prohibited
- Keep your login credentials secure
- Notify us immediately at support@parsell.ai if you suspect unauthorized access to your account
You are responsible for all activity that occurs under your account. Parsell is not liable for losses caused by unauthorized use of your account.
5. Plans, billing, and cancellation
5.1 Plans
Parsell offers four plans. The current features, allowances, and prices of each are listed at parsell.ai/pricing, and that page controls if it differs from this summary.
- Free — the map, every listing, parcel summaries, the auction calendar, 3 tracked properties, one Quick look report per verified phone number for the life of the account, and financing requests
- Bidder — a monthly subscription that adds monthly report allowances, Max bid, AI chat messages, Street View, historical imagery, and unlimited tracking
- Pro — larger allowances, Full reports, and formula rules in Max bid
- Investor — the largest allowances and the lowest prices on extra reports
Report allowances, AI chat messages, and Street View looks reset on the 1st of each month (UTC) and do not roll over. Smart search and the Max bid assistant draw on the same AI chat messages. "Unlimited" means fair use: enough to run an acquisition pipeline, not enough to mirror Parsell's data. Every plan is one seat.
Prices may change with 30 days' notice to active subscribers.
5.2 Access codes and billing
Paid plans can be bought online from the Billing page. Some access codes also grant a paid plan for a limited period (for example, one calendar month), after which the account returns to Free unless you subscribe.
Subscriptions are billed monthly, or annually at the annual price shown on the pricing page, in advance to the card or wallet you provide, and you authorize Parsell to charge it on a recurring basis until you cancel. An upgrade takes effect immediately and is charged a prorated amount for the rest of the current billing period; a downgrade takes effect at the start of the next billing period. Extra reports and Quick look packs are charged when you buy them. Prices do not include sales tax; where it applies, it is added at checkout based on your billing address and shown before you pay. Payments are processed by Stripe, and Parsell does not store your full card number.
5.3 Cancellation
You may cancel a paid plan at any time. A subscription you cancel stays active until the end of the billing period you have paid for, and then your account moves to Free. A plan granted by an access code can be switched to Free from Account settings at any time. Unused allowances do not carry over.
5.4 Refunds
All payments are final and non-refundable, including subscription fees for a partial billing period, unused allowances, and extra reports or Quick look packs, except where required by law or where Parsell decides otherwise at its discretion. Quick look packs expire at the end of the calendar month (UTC) in which they are bought; other extra reports you buy do not expire while your account is open. If a report you paid for as an extra fails to generate, the extra goes back to your account to use again. Site visit fees are non-refundable once a visit has been completed. If a site visit cannot be completed due to circumstances beyond your control, we will issue a credit or reschedule at no charge.
5.5 Promotional codes
Promotional codes have no cash value, are limited to one per account, cannot be combined with other offers, and may be withdrawn at any time. A code does not unlock a paid tier by itself unless the offer expressly says it does.
5.6 Failed payments, disputes, and fraud
If a renewal payment fails, we will retry it and may ask you to update your payment method. If it still cannot be collected, your plan may be cancelled and your account moved to Free. If you dispute a charge with your card issuer, or a payment on your account is reported as fraudulent, we may suspend billing on the account, end any paid plan immediately, and remove unused purchased reports while the matter is reviewed, and we may refuse a payment method linked to a suspended account. Please contact support@parsell.ai before disputing a charge so we can help.
6. Acceptable use
You agree to use Parsell only for lawful purposes and in accordance with these Terms. You agree not to:
- Use the Service to harass, stalk, or intimidate any individual identified in any report
- Use owner, heir, or other personal information surfaced by Parsell to solicit individuals for commercial purposes
- Use Parsell in connection with any FCRA-regulated purpose, including but not limited to employment screening, tenant screening, credit decisions, or insurance underwriting
- Attempt to reverse-engineer, scrape, or systematically download Parsell's data or platform
- Use the AI features to extract Parsell's data in bulk or to get around plan limits
- Create multiple accounts to circumvent usage limits
- Share your account credentials with others (every plan is one seat)
- Use Parsell to facilitate any illegal activity, including trespass on privately-owned property
- Reproduce, resell, or redistribute any Parsell report or data without written permission
Violation of these provisions may result in immediate account termination without refund.
7. Property research and data
7.1 Sources
Parsell aggregates data from government sources including county assessors, treasurers, and recorders, FEMA, USFWS, USGS, USDA, the EPA, state revenue departments, and other public agencies. Imagery and maps also come from commercial providers such as Google.
7.2 Accuracy
All data is provided "as is." Parsell makes no warranty that any listing, parcel data, title analysis, environmental overlay, valuation estimate, max bid, or lien finding is accurate, current, or complete. Government records contain errors; assessor values lag the market; county sale lists change, and a parcel may be withdrawn or redeemed after it appears on the map; recorder indexes have coverage windows; and environmental layers may be outdated.
Always verify critical findings independently, and confirm the sale terms with the county, before bidding on or purchasing any property.
7.3 Coverage windows
Title research is limited to what each county's recorder makes available online, which varies by county and state (in Washington, typically from January 1, 1994 or later). Records outside that window are not certified. Where a county's records are not online, the report says so. Pre-coverage records may be accessible through state archives or the county recorder.
7.4 The Parsell Estimate and Max bid
The Parsell Estimate is a statistical valuation model based on publicly available assessor data, assessment ratios, and encumbrance measurements. It is not an appraisal and does not constitute a professional opinion of value. It should be used for relative comparison and triage purposes only.
Max bid is a calculation from the Parsell Estimate and the costs, margins, and rules you set. It is not a recommendation to bid, and the result is only as good as its inputs.
8. AI features
Parsell uses artificial intelligence to read documents, analyze imagery, write report summaries, and power Smart search, the Smart search assistant, and the Max bid assistant.
- AI output can be wrong or incomplete. Check anything you rely on against the underlying records, which reports link or cite where available.
- What you type into Smart search and the assistants, along with the property data they need to answer, is processed by our AI provider to produce the answer. Do not enter sensitive personal information you don't want processed this way.
- AI chat messages count against your plan's monthly allowance, including messages that return no useful result.
9. Financing requests
Parsell has partnered with a third-party lender ("lending partner") to help users finance land purchases. Any user may submit a financing request from a report.
- Submitting a request shares the details you enter (name, phone, email, and what the financing is for) and the parcel and report it was sent from with the lending partner, who may contact you.
- Requesting financing is free and does not commit you to a loan. The lending partner makes every lending decision, sets its own terms, and is solely responsible for any loan it offers.
- Parsell is not a party to any loan, does not guarantee approval or terms, and is not responsible for the lending partner's acts or omissions.
10. Site visits
10.1 Scope
Site visits conducted by Parsell are performed from publicly accessible areas only — including public roads and public airspace — in compliance with the trespass law of the state where the parcel is located. Parsell personnel do not enter private property without the property owner's consent. Parsell may cancel a scheduled visit and may refuse any photo or drone shot it cannot complete safely from public space.
10.2 Drone operations
Aerial photography services are conducted in compliance with FAA Part 107 regulations. Parsell is not responsible for properties located in restricted airspace where flight is not permitted. Airspace restrictions will be disclosed prior to scheduling.
10.3 Service zones
Site visits are priced by distance from Portland, Oregon: Zone 1 (within about 125 miles), Zone 2 (about 125–275 miles), and Zone 3 (beyond that), which is served on scheduled monthly routes and may have extended completion windows. The quote for a parcel is shown when you request a visit from its report.
10.4 Scheduling and completion
Site visits are scheduled within 14 days of request. Completion is subject to weather, access, and logistical constraints.
11. Person research and heir identification
Parsell may surface owner names and mailing addresses from assessor records, names of parties to recorded documents, and flags for possible heirs or unresolved probate, for the purpose of property title research.
This information is provided for property research purposes only.
You may not use this information for any of the following purposes:
- Commercial solicitation or marketing of any kind
- Employment, credit, tenant, or insurance screening (FCRA-regulated uses)
- Harassment, stalking, surveillance, or any unlawful purpose
- Any purpose not directly related to evaluating or acquiring the property in question
Individuals who believe their information has been included in error or who have a legal basis for removal (including participants in address confidentiality programs) may submit a removal request to privacy@parsell.ai.
12. Intellectual property
Parsell and its licensors own all right, title, and interest in the Service, including software, design, reports, valuation models, and analytical frameworks. These Terms do not grant you any ownership interest.
You retain ownership of data you input into Parsell (such as drawn parcel components, manual field entries, Max bid settings, and uploaded documents).
You may download and print reports for your own personal, non-commercial due-diligence use. You may not:
- Reproduce or redistribute Parsell reports for commercial purposes
- Incorporate Parsell data into a competing product or service
- Remove Parsell branding or attribution from any report
13. Third-party content and links
Parsell links to county auction sites, recorder portals, auction platforms, and other third-party resources. These links are provided for convenience. Parsell does not endorse, control, or take responsibility for third-party content, accuracy, or availability.
14. Disclaimer of warranties
THE SERVICE IS PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, ACCURACY, OR NON-INFRINGEMENT.
PARSELL DOES NOT WARRANT THAT:
- THE SERVICE WILL BE UNINTERRUPTED OR ERROR-FREE
- ANY REPORT, ESTIMATE, MAX BID, OR AI ANSWER IS ACCURATE, COMPLETE, OR CURRENT
- THE SERVICE WILL MEET YOUR SPECIFIC REQUIREMENTS
USE OF THE SERVICE IS AT YOUR SOLE RISK.
15. Limitation of liability
TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE LAW, PARSELL AND ITS OFFICERS, EMPLOYEES, AND LICENSORS SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, INCLUDING LOSS OF PROFITS, PROPERTY, OR DATA, ARISING FROM YOUR USE OF THE SERVICE — EVEN IF PARSELL HAS BEEN ADVISED OF THE POSSIBILITY OF SUCH DAMAGES.
IN NO EVENT SHALL PARSELL'S TOTAL LIABILITY TO YOU FOR ANY CLAIM ARISING FROM THESE TERMS OR YOUR USE OF THE SERVICE EXCEED THE AMOUNT YOU PAID TO PARSELL IN THE 12 MONTHS PRECEDING THE CLAIM, OR $100, WHICHEVER IS GREATER.
Some jurisdictions do not allow limitation of liability for consequential damages. In those jurisdictions, Parsell's liability is limited to the fullest extent permitted by law.
16. Indemnification
You agree to indemnify and hold harmless Parsell and its officers, employees, and licensors from any claims, damages, losses, and expenses (including reasonable attorneys' fees) arising from:
- Your use of the Service
- Your violation of these Terms
- Your violation of any law or third-party right
- Any misuse of property research data surfaced by Parsell
17. Governing law and disputes
These Terms are governed by the laws of the State of Oregon, without regard to conflict of law principles.
Any dispute arising from these Terms or your use of the Service that cannot be resolved informally shall be submitted to binding arbitration in Portland, Oregon under the rules of the American Arbitration Association, except that either party may seek injunctive relief in any court of competent jurisdiction.
Class action waiver: You agree to resolve disputes with Parsell individually and not as part of any class, collective, or representative action.
18. Termination
Parsell may suspend or terminate your account at any time for violation of these Terms, with or without notice. You may close your account at any time by contacting support@parsell.ai.
Upon termination, your right to use the Service ceases immediately. Sections 12 (intellectual property), 14 (disclaimers), 15 (limitation of liability), 16 (indemnification), and 17 (governing law) survive termination.
19. Changes to these Terms
Parsell may update these Terms from time to time. Material changes will be communicated by email or by prominent notice on the Service at least 30 days before they take effect. Your continued use of the Service after the effective date constitutes acceptance of the revised Terms.
