How Oregon tax deed sales work

Oregon sells land the county already owns. After three years of delinquent taxes the county forecloses, the owner gets two more years to redeem, and then the property is deeded to the county. The county sells it by auction or sealed bid, and parcels that don't sell can be bought directly.

What you buy
The land, by county deed.
Who sells
The county, often through its property management office or the sheriff.
Redemption
Two years from the foreclosure judgment, shorter if the property is wasted or abandoned.
When
No set season. Each county sells when it has land to sell, about six years after the first missed tax payment.
How it sells
Oral auction, sealed bid or sheriff's sale, set by the county. Parcels that don't sell can be bought by direct sale.
Surplus
Former owners, heirs or successors can claim it (2024 law).
Title
Sold as is, with no title warranty. Some liens can survive.

Law: ORS 312.120, 312.122, 312.200 and chapter 275; HB 4056 (2024). A summary, not legal advice. Confirm the rules and deadlines with the county before you bid.
