How Arizona tax lien sales work

Arizona sells tax liens called certificates of purchase. Each county treasurer holds one sale a year, online in most counties on RealAuction's arizonataxsale.com sites. Bidders bid the interest rate down, and certificates nobody buys can be bought over the counter afterwards.

What you buy
A certificate of purchase: a lien for the taxes owed, not the land.
Who sells
The county treasurer.
How you bid
The interest rate, bid down from 16% in 1% steps. The lowest rate wins.
Redemption
The owner has at least three years, and can redeem until a court closes it in foreclosure.
Getting the land
After three years the holder can foreclose in court, after a 30-day notice. The court orders the treasurer to issue a deed.
Expiration
A certificate expires if the holder hasn't acted within 10 years.
Over the counter
Certificates nobody bids on are held for the state and can be bought from the county by assignment.
Title
A treasurer's deed carries no title warranty.

Law: A.R.S. 42-18121 and 42-18201. A summary, not legal advice. Confirm the rules and deadlines with the county before you bid.
